142-144 OLD COLONY AVENUEThe site is currently occupied by a two-story commercial building, which is to be demolished. The developers plans are to erect a new 5-story, mixed use building with commercial space, 19 residential rental units, including 3 Inclusionary Development Policy units, and 14 parking spaces, using a lift system. The lot size is 3,390 square feet, comprised of one parcel of land, and fronts along Old Colony Avenue and W 9th Street.
The ground level will contain 1,116 square feet of commercial retail space, two stairwells, a residential foyer, a room for bicycles and storage, a spot for trash bin storage and an elevator. The second floor will also contain a 1,061 square foot common meeting and library hall with an adjoining toilet and two small decks. The roof would have a common roof deck accessed by an elevator and two stairwells with headhouses. The building will also contain a pit level and at grade garage with entrance/egress on W 9th Street.

267 Old Colony Ave (Trimount Place)

Developers have proposed replacing a small, single-story block of stores at 267 Old Colony Ave. with a five-story residential building with first-floor commercial space - across Dorchester Street from the much larger Washington Village project now under construction. The proposed 'Trimount Place' would have 30 one-bedroom units and 34 two-bedroom units.The name is an homage to the original name for Beacon Hill, Trimount, which refers to the land with three hills. In addition to the BPDA, the Zoning Board of Appeal would have to approve the proposal. Because the project is over 50,000 square feet, the BPDA has set up an impact-advisory committee to review the project and public comments on it before the BPDA board votes.*BPDA - Approved - August 15 2019

Project Description:
Bayside Property Owner, LLC (the "Bayside Proponent"), and Morrissey Property Owner, LLC (the "2 Morrissey Proponent" and collectively, the "Proponent"), for which Accordia Partners, LLC is acting as the developer, propose the redevelopment of the approximately 20-acre former Bayside Expo Center site at 200 Mount Vernon Street, and approximately 13 acres of land at 2 Morrissey Boulevard (collectively, the "Project Site"). Flood Resiliency Building Guidelines & Zoning Overlay District

In 2019 the BPDA developed and adopted Coastal Flood Risk Design Guidelines for new construction and building retrofits, as well as recommendations for a Flood Resiliency Zoning Overlay District.
